VA Loan Credit Score Review & Manual Underwriting in Florida and Georgia Get A VA Second Look.
The Department of Veterans Affairs does not set a universal minimum VA loan credit score, but individual lenders may apply their own requirements. If another lender said no because of credit score, automated underwriting, or a complex file, Vance Scott may be able to review the full credit and housing-payment history through a manual underwriting path for qualified veterans in Florida or Georgia.
In Mortgage Lending
We May Still Be Able to Help.
Some VA files need a closer look than automated underwriting provides. Approved Mortgage reviews the full borrower profile and may be able to help qualified borrowers pursue a manual underwriting path.
VA eligibility, credit history, income, assets, property approval, reserve requirements, and lender underwriting guidelines must be satisfied.

VA Manual Underwriting Frequently Asked Questions
What is VA home loan manual underwriting?
Manual underwriting is an individual review of a VA loan file when an automated underwriting system does not issue an acceptable recommendation or when the file otherwise requires closer review. The underwriter evaluates the complete application, documentation, residual income, payment history, reserves, and compensating factors under applicable VA and lender guidelines.
Can a lower credit score be considered for a VA loan?
A lower score does not automatically determine the result. Credit history, housing-payment history, income, debts, residual income, reserves, VA eligibility, property approval, and lender guidelines are reviewed together. Every file is different, and approval is not guaranteed.
Do you offer VA manual underwriting in Georgia as well as Florida?
Yes. Vance Scott serves eligible VA borrowers purchasing or refinancing homes in Florida and Georgia, subject to licensing, program, property, and underwriting requirements.
What is the VA Second Look program?
The VA Second Look is a fresh review for a borrower who may have been turned down elsewhere. It is designed to identify whether a documented manual-underwriting path or another appropriate next step may be available. It is not a promise of approval.
What should I prepare for a manual-underwriting review?
Be ready to provide a completed application and documents covering income, assets, debts, housing history, VA eligibility, and explanations for significant credit events. The exact documents depend on your circumstances.
