Start with why the loan was declined
A credit score rarely tells the whole story. We begin with the actual reason for the prior decision, then review the documents supporting income, housing history, debts, assets and eligibility. Do not send credit reports or financial documents through an ordinary contact form.
What manual underwriting means
Manual underwriting involves an underwriter evaluating the documented loan file under the applicable program and investor requirements. It is not an exception to qualifying standards and is not available for every loan or lender.
For VA financing, residual income is part of the analysis: the money available for family living expenses after specified obligations and shelter expenses. A strong factor in one area does not erase an unresolved problem elsewhere in the file.
How to prepare for the conversation
Have the prior decision or requested conditions available. Be ready to discuss your purchase timeline, recent housing payments and income source. We will explain which documents belong in the secure application channel.
VA does not set a minimum credit score, but individual lenders can. A score of 500—or any other number—does not establish that a loan will qualify.
